This is located just “outside the river”. If you going to Vatican City or the historic areas, it’s an easy compromise between the two. The property is a bit obscure but the # 70 bus drops off literally across the street. It was incredibly easy. The hotel was great. Our suite was spacious and had a really nice walk in rain shower, shower. The room was very spacious had a sink in the bar area. The breakfast was fresh, delicious. There is like standard menu for hotel breakfast in Italy but this was really good and prepared fresh. The staff were helpful and accommodating. They sent txt on WhatsApp before we arrived and checkout was simple. This will be our first choice when we return to Rome.

We loved our four-night stay at this excellent guest house in Prati. Lovely attentive staff, large room with super king bed, fridge, air con and safe. Breakfast on the rooftop far exceeded expectations. Fabulous location near to the Vatican but not too far from historic locations. We walked everywhere. Restaurants literally on your doorstep, one either side, plus many more within 100m. Bulldog bar on corner for cool beers and cocktails. Irish pub not far away. Favourite restaurant was Vida living restaurant, a short walk. Fab modern Italian and great value. The guest house is the fourth floor of a commercial building. There is a lift. We found it difficult to find as the signage is very small but it is situated between an Italian and French restaurant opposite the T-bone steakhouse.

The b and b is immaculately clean ,secure building,15 mins-25 mins walking distance to sights ,breakfast was very good staff very polite ,could not fault this place superb stay would stay here again.

Weirdest hotel I have ever stayed at. There is no one at the front desk. No clarity on check in. They control the air conditioning for the room. They charged an extra 10€ for the hotel transfer on a whim. It is the most bizarre hotel interaction I have ever had.

We thought the staff really makes this place a standout. Super friendly staff, especially the guys that offer up the breakfasts. And unlimited cappuccinos in the morning can’t be beat. The hotel is small but the rooms are nice and very clean. The location is terrific. I’d stay here again and I don’t hesitate to recommend it. You should be aware that it’s not what I’d call a full service hotel. Staff is not there 24 hours a day. I think they arrive early in the am and leave around 7. I’m not sure. My point is that in the evening, you let yourself into the building using electronic access. Nevertheless, I felt the place was very safe and secure.
